The buyer in 2021 had plans to build and make renovations to the property, but due to supply chain issues, the expected time to complete construction was extended. With construction taking too much time, the buyer decided to sell instead, Andrew Arreola with Gulf Coast International Properties said.\r\n\r\nArreola represented the buyer in 2021 and along with Tayor Canada represented the seller again in 2022. \u201cThe speed at which this record-breaking sale took place is reflective of the current sales escalation for luxury waterfront homes in the Naples 2022 real estate market,\u201d said Vicki Tracy, chief operating officer at Gulf Coast International Properties.\r\n\r\n \r\n\r\nDuring the 2021 purchase of the property, Arreola said he negotiated \u201ca good deal\u201d since it was sold prior to season. The increase in sale price just five months later was influenced by another home in the area going under contract for a high price, raising the value of the 4444 Gordon Drive property. It also was the only beachfront property left on the market when it sold in April.\r\n\r\n\u201cIt\u2019s the very best of what Southwest Florida has to offer,\u201d Arreola said.\r\n\r\nThe property wasn't available for long as the estate had a $36 million offer before it was publicly listed. The 27-year-old, 10,000-square-foot home located within the Port Royal community sits directly on the Gulf of Mexico with 150 feet of beach included on the property. It has five bedrooms, seven bathrooms and a private inground pool and spa.\r\n\r\nThe buyers, who didn't want to be identified, plan to construct the property into their custom home to reside in seasonally, Arreola said. At that moment, with the skyrocketing cost of single-family homes in 2021 on his mind, he thought of putting digital boards on for-sale signs all over Southwest Florida.\u202f<\/span>\u00a0<\/span>\r\n\r\nThose updating the prices on the signs each day would have been busy during 2021, what the president of Denny Grimes & Team at Keller Williams Realty on Wednesday called \u201cthe greatest market that ever was.\u201d Grimes outlined just how off the charts last year was for residential real estate in the area, how it will never be repeated, whether the market will soften for buyers or if the bubble will burst completely while speaking at Market Trends of Southwest Florida at\u202fCaloosa\u202fSound Convention Center in downtown Fort Myers.\u202f<\/span>\u00a0<\/span>\r\n\r\n\u201c<\/span>Two thousand twenty-one <\/span>was not a cliffhanger,\u201d Grimes said, likening the record year where home prices in Lee and Collier counties increased 26% to a story that contained all the ingredients of an epic journey that had a clear conclusion. \u201cYears in the future when you all are holding your grandbabies on your\u202flaps,\u202fyou\u2019ll tell them of the greatest market that ever was.\u201d\u202f<\/span>\u00a0<\/span>\r\n\r\nIt began in May of 2020 during the start of the COVID-19 pandemic into 2021 when Florida was only second to Texas in population growth. The average median price for a single-family home in the state rose to $375,000. Meanwhile, Collier ($722,500) and Lee ($413,500) counties eclipsed that mark. Charlotte County rose 28% to $353,000.\u202f<\/span>\u00a0<\/span>\r\n\r\nWith the boom carrying into this year, it marks a time of unmatched prosperity for sellers, Grimes said. On the other hand, it is a time of great adversity for who he called the \u201ctortured buyer.\u201d Inventory has dropped 13% in Lee and 30% in Collier. His research found that not one single-family home less than $100,000 can be found in Southwest Florida.\u202f<\/span>\u00a0<\/span>\r\n\r\nThat leads to a giant concern. The concern may not be a bubble burst, which requires excess inventory. However, there could be signs of a shift, he said.\u202f<\/span>\u00a0<\/span>\r\n\r\n\u201cIt\u2019s not the mood of the seller but the mood of the buyer you need to watch,\u201d Grimes said. He pointed to a time when there will be more listings coming in than going off. But Southwest Florida isn\u2019t close to that point yet.\u202f<\/span>\u00a0<\/span>\r\n\r\n\u201cThere is fear in buyers that they\u2019ll buy in right before the market crashes,\u201d Grimes said, joking that it could be similar to the feeling experienced by the buyer of the football used during the \u201cfinal\u201d touchdown pass thrown by all-time great quarterback Tom Brady for $518,000 a day before Brady announced this\u202fweek\u202fhe was coming out of retirement to play another season and certainly throw more touchdown passes.\u202f<\/span>\u00a0<\/span>\r\n\r\nThe market could also slow as COVID mandates begin to ease in cities all over the country and as the mid-term elections approach. However, Southwest Florida\u2019s \u201cwarmth, water and way of life\u201d and the region\u2019s ability to preserve those attractions will maintain its status as a desirable location to live. The first release of quick-mov<\/span>e-in townhomes <\/span>at Sawgrass at Coral Lakes in<\/span>\u00a0northeast<\/span>\u00a0Cape Coral <\/span>are <\/span>expected to be up for sale this summer. <\/span>Centex, a national brand of Atlanta-based<\/span>\u00a0home construction company PulteGroup, began construction of two <\/span>decorated <\/span>model homes in the planned gated community of 230 townhomes<\/span>\u00a0<\/span>of<\/span>f<\/span>\u00a0Del Prado Boulevard, <\/span>less than three miles from U.S. 41<\/span>.<\/span><\/span>\u00a0<\/span><\/p>\r\n\r\n<\/div>\r\n

A 34.5% increase in new listings sparked 19,277 more showings during January compared to new listings and showings reported in December 2021. While an increase in new listings demonstrates a solid start for the real estate market this year, low inventory continues to harness the market\u2019s potential, Naples Area Board of Realtors\u00a0reported Friday. <\/span><\/p>\r\n\r\n<\/div>\r\n

\r\n

As a result of tight inventory, January sales activity could not meet the level of sales activity reported in January 2021. Historically, month-to-month sales activity during season ascends through April. But according to broker analysts reviewing the January 2022 market report released by NABOR, a 74.9% decrease in inventory for January to 1,122 homes from 4,474 homes in January 2021 will not provide the same level of sales transactions that occurred last season.<\/span><\/p>\r\n\r\n<\/div>\r\n

\r\n

\u201cLow inventory does not mean there are not opportunities for buyers in 2022,\u201d said Ryan Bleggi, president of NABOR and managing broker for John R. Wood Properties. \u201cIn fact, as expected at the start of season, there was an increase in new listings during January compared to December, so buyers could explore an inventory that included 1,272 new listings.\u201d<\/span><\/p>\r\n\r\n<\/div>\r\n

Those new listings translated to a 32% increase in pending sales to 1,373 pending sales during January compared to 1,038 pending sales reported in December.<\/span><\/p>\r\n\r\n<\/div>\r\n

\u201cCash sales exceeded 63% in January which is a good sign and proof that there is plenty of equity in the market,\u201d said Adam Vellano, a Naples sales manager at Compass Florida. \u201cBuyer demand has not slowed down and we\u2019re seeing a rise in multiple offer situations as well as homes selling for above list price.\u201d<\/span><\/p>\r\n\r\n<\/div>\r\n

The overall median closed price increased 39% in January to $549,000 from $395,000 in January 2021. The condominium market continued to report sales at an above list price trend for the second month in a row, and a 47.2% increase in median closed price in January to $427,000 from $290,132 in January 2021. The median closed price for single-family homes rose 25.1% in January to $675,000 from $539,500 in January 2021.<\/span><\/p>\r\n\r\n<\/div>\r\n

With less than a one-month supply of homes, closed sales during January could not realize the level of activity it experienced a year ago and decreased 27.9% to 818 closed sales from 1,134 closed sales in January 2021. She had a hand in closing more than $40 million worth of properties last year, she said.\r\n\r\nHomes costing $10 million or more were hot commodities in Southwest Florida. Three such homes sold last year in Lee County. All of them were on Captiva or Sanibel islands.\r\n\r\nIn Collier County? A much different story, with 59 such homes selling last year, according to data pulled by real estate agent Denny Grimes.\r\n\r\n

That\u2019s when the Baum family, which owns Haus of Trikes & Bikes off Fowler Avenue in Fort Myers, purchased the\u00a02-acre property for $2.75 million. The Baums razed the original house, keeping only some of the original bricks that are now inside the climate-controlled wine cellar. The Baums then spent four years building the new house, which has marble flooring imported from Italy and sandstone imported from Mexico.\r\n\r\nThe house has four bedrooms, six full bathrooms and three half bathrooms. It is flanked by a seven-car garage, with four stalls on the north side and three on the south side. The home has a circular driveway with a fountain in the middle and a detached, 2,000-square-foot guest house.\r\n\r\nThe main home\u2019s backyard has a 75,000-gallon pool with lap lanes and a mosaic of a lotus flower at the bottom. There are 170 feet of Caloosahatchee riverfront with a covered boat dock.
