COLLIER COUNTY RECOGNIZED FOR LOW CLOSING COSTS

Collier County ranked No. 2 in SmartAsset’s “Places with the Lowest Closing Costs,” list for Florida. The financial technology company determined the places in Florida where closing costs made up the lowest percentage of home values. The places where the closing cost to home value ratio was lowest were the places that ranked highest in the study. NAPLES SENIOR CENTER GAINS APPROVALS TO BUILD PERMANENT HOME

Naples Senior Center on Dec. 8 obtained the necessary approvals from the Board of Collier County Commissioners to proceed with its new permanent home on Autumn Oaks Lane, just a block south of Immokalee Road. The Naples Senior Center is the only human services agency of its kind, providing one-stop-shop services addressing the emotional and social needs of seniors in Collier and southern Lee counties. Since opening its doors in January 2014, the organization has seen a surge in the depth and scope of need for comprehensive senior services in this region. The new Naples Senior Center will be centrally located to the largest concentration of members and will be easily accessible from other locations in Collier County. The site also will enable seniors to benefit from a natural setting that offers outdoor space for walking, quiet contemplation and low-impact exercise programs such as tai chi. The 30,000-square-foot facility will be funded through a capital campaign that was launched in 2019 and has been accelerated by a $5 million commitment from local philanthropists Patty and Jay Baker.
 

BABCOCK RANCH REACHES SALES MILESTONE

Kitson & Partners announced Babcock Ranch has surpassed the 1,000 homes sold milestone, with 505 year-to-date contracts at America’s first solar-powered town located just northeast of Fort Myers on Babcock Ranch Road/State Road 31. Encompassing 18,000 acres, with 19,500 planned residences and 6,000,000 square feet of commercial space, Babcock Ranch achieved another major milestone in 2020 when it was named to the RCLCO Real Estate Advisors’ Top 50 list for the first time, ranking 39th among the country’s top-selling master-planned communities. Construction continues at Crescent B Commons, the 82,640-square-foot Publix-anchored shopping center that broke ground this year at a new entrance to Babcock Ranch about one mile south of the signature Babcock Ranch bridge. Babcock Ranch began marketing new homes in 2017, with the first residents moving into the town in January 2018. Today, Babcock Ranch offers homes from nine homebuilders in seven neighborhoods.
 

WATERSIDE BUILDERS’ LUXURY HOME UNDERWAY IN OLDE NAPLES

Waterside Builders, Inc. announces the construction of a brand-new luxury model home located at 76 3rd Street N. in Naples. The model home features architectural design by MHK Architecture and Planning with interior finishes and furnishings from Jeffrey Fisher Home. The two-story, four-bedroom, four and one-half bath home features Olde Florida-inspired style with horizontal shiplap lines and metal roof evoking the aesthetic of historic homes in the downtown Naples area. With 4,327 square feet under air and an additional outdoor relaxation and entertaining space, the home spans a total of 5,067 square feet. Construction is anticipated to be completed by early January 2021. This home is offered at just under $5 million.

THREE NEW MODELS PLANNED FOR ISOLA BELLA

In Talis Park, three new models are planned for Isola Bella, a 4.5-acre enclave of 17 water- and golf course-view custom estate residences exclusively developed and built by Seagate Development Group. Talis Park’s final neighborhood of single-family homes, Isola Bella offers luxury homes from nearly 3,600 to more than 6,000 air-conditioned square feet. Construction has begun on the Monterey II, a two-story, 4,577-square-foot under air model offering four bedrooms, four full baths and three half baths. The Monterey II will be offered at $4.35 million and completed in December 2021. Two additional models, the Revana and the Sonoma – which will duplicate Isola Bella’s first model home that sold immediately upon completion – will be underway in early 2021. DIAMOND CUSTOM HOMES STARTS WORK ON PORT ROYAL SPEC HOME

Diamond Custom Homes, in conjunction with Harbour House Development, has initiated work on its first luxury estate in Port Royal. The tropically influenced, Bermuda-style estate was designed by Jon Kukk of Kukk Architecture, with landscape architecture by Christian Andrea of Architectural Land Design and interior design by Mark Vanagas of Pacifica Interior Design. Construction began in late September with completion anticipated in early 2022. Located on a 1.1-acre oversized home site along Rum Row, the estate will feature 8,426 square feet of living area in three separate structures: a single-story main residence, a guest house and a gate house with a second-floor cabana. NAPLES PROPERTY SELLS FOR $6.72 MILLION

LSI Companies Inc. brokered an approximately 10.58-acre commercial property for $6.72 million. The site was purchased by Encompass Health Rehabilitation Hospital of Naples LLC from We Have Arrived LLC. The property is located at 14295 Collier Blvd., Naples. The seller was represented by Justin Thibaut, CCIM of LSI Companies Inc. and the buyer was represented Tara Stokes and David Stevens of Investment Properties Corp. of Naples.

CAPE CORAL SEEING MORE PROPOSALS FOR MEDICAL OFFICES

The Cape Coral Economic Development Office (EDO) reveals that six new medical offices are planned in the city. These long-awaited projects will help Cape Coral residents find more convenient care. EDO Manager Ricardo Noguera said that the construction of a new medical clinic on the corner of Kismet Parkway and Del Prado Boulevard marks the beginning of a medical building boom. The city projects that all six of the new medical facilities could be open by as early as 2021, WINK News reports.
 

FL STAR TO CONSTRUCT NEW NARRATIVE COFFEE ROASTERS COFFEE HOUSE

FL Star Construction, a division of FL Star, has been selected to construct the new Naples Narrative Coffee Roasters, as the coffee house expands into a second location. The new site will be located within the Eleven Eleven Central development located at 1111 Central Ave. and will encompass 2,500 square feet of space. The location will include an in-house coffee roaster and a menu that includes coffees, expressos, cappuccinos, lattes, cold brews, nitro cold brews and seasonal favorites along with tea, beer, wine, small bites and merchandise. Also available is a mobile expresso cart for events. FL Star completed the buildout of Narrative Coffee Roasters’ first brick and mortar shop in Mercato in Naples in June 2020, a facility that encompasses approximately 2,100 square feet, with 800 square feet of outside lounge and seating space.

DEANGELIS DIAMOND EXPANDS TO ORLANDO

DeAngelis Diamond has expanded to Orlando, Florida. Since its inception in 1996, DeAngelis Diamond has grown from a single office headquartered in Naples to a six-office operation with locations throughout the southeast U.S. and extending to the Midwest. Its newest office in Orlando will be the company’s seventh location and first office in Central Florida. DeAngelis Diamond recently signed a lease for 4,100 square feet at 111 N. Orange Avenue in Downtown Orlando and will be fully renovating the space before moving in spring 2021. The company currently has more than $140 million under construction in Central Florida with another $100 million scheduled to break ground in the first quarter of 2021. TJ Sellers joins the DeAngelis Diamond team after working with national contractor Turner Construction, where he held various roles.

EHC NEW HEADQUARTERS NOW OPEN IN FORT MYERS

EHC, a construction company that provides pre-construction, earthwork and infrastructure services, is has opened its new headquarters campus at 2945 Van Buren Street in Fort Myers. The six-acre campus includes the EHC corporate office, maintenance and repair facilities, equipment storage yard, water management facilities and additional property to triple the size of the operation when needed. EHC provided all the sitework on the project including clearing, fill, utilities, pavement, curbs, sidewalks, fencing, storage yard, landscape, and irrigation. O-A-K COMPLETES GATEWAY TRINITY LUTHERAN CHURCH RENOVATIONS

Owen-Ames-Kimball Co. (O-A-K) has completed renovations of Gateway Trinity Lutheran Church, located at 11381 Gateway Blvd. in Fort Myers. Phase I consisted of renovations to the existing reception lobby, offices, restrooms, kitchen and lanai. Phase II was the construction of a 13,303-square-foot addition with a 4,356-square-foot welcoming center and multi-purpose room with cafe and recessed ceiling lighting. The 8,947-square-foot sanctuary features a raised dais and choir and music platforms, a suspended curved ceiling panel system and an 808-square-foot porte-cochere. The O-A-K project manager was Jane Gaia. The job site superintendent was David Campbell, and Matthew Zwack is the vice president of operations and general superintendent. Abel Natali, O-A-K vice president, was the chief estimator.
