CONSTRUCTION UNDERWAY FOR PARKVIEW AT CAMBIER

Construction has begun for Parkview at Cambier, a four-unit luxury residential condominium development located at 675 Eighth Street S. in Olde Naples, according to developer Frank Meak. The project is designed by MHK Architecture & Planning, with landscape architecture by Christian Andrea, ASLA, PLA, principal of Architectural Land Design, and interior design by Suzanne Costa Interiors. John R. Wood Properties’ Earls | Lappin team is the listing broker for the development. Each Parkview at Cambier residence will have three bedrooms, study, three full baths and one powder bath in 3,912 square feet of living area. Residences are offered at $6.795 million, furnished.
 

AVE MARIA SETS ALL-TIME MONTHLY HIGH OF 77 NEW HOME SALES IN JANUARY

The master-planned community of Ave Maria set an all-time monthly high of 77 new home sales in January. This resulted in the strongest sales performance since the inception of the development in 2007. Home sales were reported from the four residential builders in Ave Maria: CC Homes, Del Webb Naples, Lennar and Pulte Homes. Ave Maria was recently recognized as one of the top-selling master-planned communities in the United States by RCLCO Real Estate Advisors and John Burns Real Estate Consulting. With a record-breaking 506 new home sales in 2020, the development was the only community in Collier County ranked.

CAPE CORAL CONSIDERS REGISTRATION PROGRAM FOR RENTAL PROPERTY OWNERS

A Cape Coral proposal could affect renters and rental property owners in the city. Southwest Florida’s largest city plans to look at and consider altering the way code violations are reported. It would place more accountability on property owners so, if there’s a code violation at a rental property, Cape Coral will be able to quickly find the name and contact information for the owner responsible. If this idea is approved, rental property owners will have to pay a one-time $35 registration fee, a process that could be completed online or at City Hall. Several cities in Florida, including Sanibel and Bonita Springs, already have a rental registration process, WINK News reports.

Stock Custom Homes, the award-winning custom home building division of Stock Development, has recently sold a 4,000-square-foot under-air residence located at 603 West Street in Pine Ridge Estates. Fully furnished, the home was listed at $3.445 million. D.R. Horton Southwest Florida is now selling twin villa residences in Riverside Avenue Villas through its Emerald Homes brand. DIAMOND CUSTOM HOMES COMMENCES CONSTRUCTION ON GULF SHORE DRIVE HOME

Naples luxury homebuilder Diamond Custom Homes commenced construction for a 13,268-total-square-foot estate home on the corner of Seabreeze Avenue and Gulf Shore Drive. Situated on an oversized, southern exposure corner lot 300 yards from Vanderbilt Beach, the three-story, six-bedroom, six- and one half-bath residence will feature design by Rich Guzman, principal residential designer of R.G. Designs, interior design by Tina Margrander of Tina-Marie Interiors, custom cabinetry by EDGE Cabinet and Space Creators, and landscape architecture by Christian Andrea of Architectural Land Design. The residence is scheduled for completion in early 2022.

SEAGATE TO DEVELOP 40 ACRES OF LAND AT ALICO ROAD AND I-75

Seagate Development Group is developing 40 acres of commercial land at Alico Road and I-75 in Fort Myers. Closing on this transaction occurred last month, with Shawn Stoneburner of Cushman and Wakefield – Commercial Property Southwest Florida representing the seller and Derek Bornhorst of Lee & Associates representing the buyer. With one tenant already signed up for a 35,000-square-foot building on one of the parcels, the business park will focus on single-tenant office, flex and industrial buildings for lease and sale. This project comes as business owners are looking to improve efficiencies without the typical barriers created in a multi-tenant environment. The Fort-Myers-based firm will begin clearing and filling the site next month and commence utility construction at the end of June. Construction on the first building will commence in April, and all of the building and infrastructure development will be completed by October.
 

LEE COUNTY COMPLETES ACQUISITION OF 427 ACRES IN ALVA

Lee County has completed the acquisition of 427 acres in Alva through the Conservation 20/20 program. The parcel is located directly south of State Route 80 and less than a mile west of Hickey Creek Mitigation Park. The acquisition adds to a large area of existing conservation land in northeast Lee County, which protects an area nearly 6 miles wide and 3 miles long. The Lee County commissioners approved the $4.4 million purchase contract for the property in August. Community representatives and nonprofit organizations have advocated for the perseveration of the land, which is adjacent to the River Hall subdivision and formerly referred to as the Carter Ranch. The land was purchased from Amtel Farms, Inc., and this conservation area will now be known as Oak Hammock Preserve. Passive recreation opportunities including hiking trails with parking are anticipated on this preserve, the county reports.
 

LEE COMMISSIONERS OK IMPROVEMENTS AT BROOKS COMMUNITY PARK

Lee County commissioners voted Tuesday to approve a contract to build improvements at one of Lee County’s oldest parks, Brooks Community Park, 50 South Road, just south of Page Field. The project will provide a shade structure for the pickleball courts, new restrooms, upgrades to existing restrooms for compliance with ADA standards, 196 additional parking spaces, sidewalks, additional landscaping and plumbing improvements. Brooks Park, constructed in 1973, is host to six youth athletic leagues and four adult athletic leagues. Nearly 9,800 people visited the park in December alone. The county acquired an adjacent 1.5-acre property as well as about 1.3 acres of former right-of-way between 2012 and 2017 to allow for expansion. The $1.6 million construction contract is with AIM Construction Contracting. The work is expected to take about six months, weather permitting, according to the county.

ALDI TO REPLACE EMPTY LUCKY’S IN CAPE CORAL

A half-built eyesore in Cape Coral will soon have a new look. The space at Veterans Parkway and Santa Barbara Boulevard was supposed to be occupied by Lucky’s Market, but Aldi will take over the location instead. When Lucky’s pulled out of Florida a year ago, it left its proposed Cape Coral location as an unfinished shell with walls up and a roof but nothing else. No timeline has been given on when that new Aldi grocery store will open, WINK News reports.
 

CITY OF NAPLES CONSIDERS NEW PARKING GARAGE

The city of Naples is working on a proposed plan to add a parking garage at the corner of First Avenue South and 12th Street South, just west of Goodlette-Frank Road and the future home of Gulfshore Playhouse’s 45,000-square-foot, state-of-the-art theater. The hope is that a new garage will help alleviate parking concerns in nearby areas such as Bayfront, Naples Square, Tin City, Baker Park and the Naples Design District. Citizens spoke both for and against the proposal this week at a meeting of the city’s Community Redevelopment Agency. The CRA did not make a decision Tuesday night but asked city staff to return with detailed proposals for both three-level and four-level garages.
 

HABITAT FOR HUMANITY’S RELOCATED RESTORE LAUNCHING IN NAPLES

Habitat for Humanity of Collier County will celebrate the grand opening of its relocated ReStore on Friday morning at Carillon Place retail center on the southeast corner of Airport-Pulling and Pine Ridge roads in Naples. Following a ribbon-cutting ceremony, the doors will open to the public at 10 a.m. After operating for five years on Yahl Street in North Naples, ReStore closed in October to make the move to the former Pier 1 Imports store that closed last fall in Carillon Place. The local nonprofit organization’s new 10,482-square-foot ReStore sells gently used furniture, home accessories, building materials and appliances at affordable prices. ReStore donations are tax-deductible and the sale of items there provides a funding stream that helps Habitat build homes for local families in need. The new store at 5062 Airport-Pulling Road N. will be open 10 a.m. to 4 p.m. Monday through Saturday and noon to 6 p.m. Sunday.
 

PINE RIDGE RV & BOAT STORAGE NOW OPEN IN FORT MYERS

Pine Ridge RV & Boat Storage is now open in Fort Myers, offering larger storage bays, enhanced security features and onsite amenities. Southwest Florida’s newest storage facility contains 127 universal rental units for RVs and boats in 30-, 40-, 50- and 70-foot storage bays that can accommodate large motorhomes or vessels in addition to personal watercraft, all-terrain vehicles and other items within a single space. The property’s perimeter is fully fenced with a gated entry, and a state-of-the-art security system has 24/7 camera surveillance. An onsite property manager is available during business hours. Each storage bay includes power hookups and access to premium amenities, including a wash station, waste repository and trash removal services. All units have 14-foot height clearances and 10-foot shaded overhangs for sun protection. Southview Studios was the project architect and Brooks and Freund was the general contractor.
 

SKYLINE SELF STORAGE COMPLETED IN CAPE CORAL

Ringland Development Corp. has completed Skyline Self, a five-building, 45,000-square-foot, 4.8-plus-acre storage facility. Located at 824 SW 42nd Terrace, Cape Coral, all storage units are on the ground floor. Each building features straight, lighted and wide hallways, along with 10- to 12-foot-high ceilings. The gated Skyline Self Storage also offers cutting-edge technology for tenants’ safety, including 36 video surveillance cameras with motion detection. Other features at Skyline Self Storage range from on-site assistance every day, to the city’s only free moving truck delivery service. Skyline Self Storage has a 200-panel solar power system as well as bike lanes and a winding sidewalk for pedestrians. The property encompasses more than 1,800 native trees and plants.
 

T42 RESTAURANT AND BAR REPLACES TGI FRIDAY’S AT COCONUT POINT

A new upscale restaurant launched Monday night in the former space of TGI Friday’s fronting U.S. 41 on the northern edge of Coconut Point in Estero. T42 restaurant and bar, built around shareable tapas and a wine club, is the creation of co-owners Anthony Quattrochi and his fiancĂ©e, Brandy Wong. They completely remodeled Friday’s kitschy digs, creating a clean, classy decor dominated by silver and black. T42, pronounced T forty-two, features a small plate dinner concept with a menu blend of Italian cuisine, seafood and American bistro favorites. “Everything is meant to be shared,” said Quattrochi, who operates T42 in the Chicago area and plans additional locations of his concept in the Naples area. T42 has a full bar as well as indoor and outdoor seating. Quattrochi plans to eventually triple the size of the patio on the northern side of the restaurant and introduce brunch on Saturdays and Sundays. He already is accepting memberships for an upscale wine club with wine lockers he plans to launch there this summer. T42, 7991 Plaza del Lago Drive, is open from 4 p.m. to midnight nightly.
 

BED BATH & BEYOND PERMANENTLY CLOSING TWO STORES IN SWFL

Bed Bath & Beyond is permanently closing four stores in Florida this month, including its locations at Coconut Point in Estero and at The Forum in Fort Myers. Clearance sales have already depleted most items from the shelves at 8020 Mediterranean Drive and 3248 Forum Blvd. Bed Bath & Beyond plans to continue operating its remaining stores in Southwest Florida, but the retailer is liquidating 43 stores nationwide by the end of February as part of its plan to close about 200 locations by 2022.
 

MK ARCHITECTURE TO DESIGN QUAIL VILLAGE GOLF CLUB PROJECTS

MK Architecture has been awarded the schematic design services for two new projects for the Quail Village Golf Club in Naples. The projects include a new two-story 10,000-square-foot building with the second floor, 100-seat Quail Pub overlooking holes one and 10, and a first-floor Pro-Shop and Cart Barn. The second project includes an interior renovation of the existing activities center, fitness center and resort pool area. The project is expected to be completed by 2022.

He has earned the promotion from junior estimator to estimator by playing a key role in assisting senior estimators, developing and managing databases, performing quantity take-offs, and reviewing bid documents. He has more than 12 years of construction experience and holds a Bachelor of Science degree in construction management from Ball State University. Sheets is based out of Gates Construction’s headquarters office in Bonita Springs.

The Lee Building Industry Association conducted the installation of the 2021 Board of Directors and swore in Paul Beattie, president of Beattie Development, as president of the association. Beatrice Galvan

Gates Construction has added Beatrice Galvan as human resources manager and payroll administrator. She has more than 20 years of experience in human resources, employee benefits, and payroll working in local and state government. She received her Associate of Arts in accounting and Bachelor of Arts in business administration from Colorado Technical University. Galvan is responsible for implementing HR policies and managing all aspects of employee relations, compensation and benefits administration. Galvan is based out of Gates Construction’s headquarters in Bonita Springs.

Two team members at Morris-Depew Associates have achieved professional designations in the engineering and landscape architecture division. Matt Lincolnhol received his Professional Landscape Architect license, while assistant project manager and project engineer Stephen VerVaecke received his Professional Engineer license. A member of the team since 2018, Lincolnhol has been involved with the American Society of Landscape Architects (ASLA) since his collegiate days at Clemson University, where he served as president of the student chapter. Presently he is serving as the Southwest Florida section chair for ASLA. VerVaecke has been involved with numerous projects throughout the state of Florida, gaining experience in the community development process, site engineering design, traffic impact analysis, and local and state permitting. As a developing leader within Morris-Depew, VerVaecke is also involved within the community, attending Real Estate Investment Society, Tiger Bay, and Urban Land Institute local events.

Realtor Susan Parsons has joined Gulf Coast International Properties (GCIP). Born and raised in Kansas City, Parsons chose Naples as her home following a 12-year career in television news. A graduate of the University of Missouri School of Journalism, Parsons left anchoring and reporting to raise her family and pursue her passion for philanthropy, volunteering and serving on boards of multiple charities including the American Leukemia Society, Touched by Cancer and Cystic Fibrosis Foundations. Parsons has helped luxury buyers, sellers and investors in real estate for nearly 20 years.

 

Erin Otterbeck

The Collier Building Industry Association (CBIA) has announced its 2020 Associate and Builder of the Year Awards and unveiled its 2021 Board of Directors. Erin Otterbeck of AlliKristĂ© Custom Cabinetry & Kitchen Design and chair of the 2020 Sand Dollar event, was presented the CBIA 2020 Associate of the Year award. Matt Sellick of Stock Development was named the 2020 CBIA Builder of the Year. More families than ever are being pushed to the streets as they struggle to make ends meet. But Catholic Charities has received a grant to help 40 families by covering their rent and utilities. Catholic Charities so far has helped more than a dozen families in need with the grant money, but it has more than $600,000 left and is looking to use it before June. The 24th annual Paul Sands Memorial Slaw Dog Invitational golf tournament in November generated more than $10,500 for the Paul Sands Memorial – REIS Scholarship program at Florida Gulf Coast University. A donation from the Rockstar Harley-Davidson family allowed the tournament to contribute an additional $5,000 to the scholarship program.
